Questionable Real Estate Investments

I wrote about Saint Investment, a real estate investing company making big promises, warning potential investors, and it is not alone using Reels to pump itself. With stocks in a big bull market that is tiring and bonds under pressure, many investors are looking for other options, and real estate can be a good alternative perhaps.


Two of the companies paying for ads on Meta's Reels are FISYN Investment and Skygate Growth Strategies. I was not familiar with either of these companies before I saw the optimistic ads that they ran. I am cautious on both of these and explain why.


FISYN Investment


FISYN specializes in debt-free, all-cash acquisitions of prime Texas land. The website discusses 12% annualized income paid monthly and 20% share in the profits of sales. It also details a 29.25% annualized return over the past five years. The founder and managing partner is Ron McVaney, who is licensed by FINRA according to the website. I was unable to verify that at BrokerCheck. There was nothing there about FISYN either. The company did file an offering with the SEC in 2024 that listed Rawney McVaney as an executive. No revenue or assets were disclosed. The raise of up to $50 million was projected to have a 5% commission.


Ron McVaney does have a LinkedIn profile that says he has been CEO since 2015. That's about all it says! FISYN has a Facebook page as well as an Instagram page. This is a very busy page! That is not a good sign in my view.


Skygate Growth Strategies


Based in Miami, Skygate Growth Strategies is pushing Skygate's Income Strategy, which allows investors to return up to 18% in a diversified portfolio of high-end real esate development projects. This is an offering being made through an SEC filing from March, the first and only filing by Skygate Growth Strategies. The filing mentions a Michael Stern, an executive and director, and says that the company was incorporated in 2025. It doesn't list a revenue or NAV. It does suggest that it is intending to raise $50 million.


The company issued a press release in June 2025 about a webinar it was hosting. The press release revealed Stern, the "featured guest" that was the founder and CEO of JDS Development Group. According to his bio on that website, the only bio presented, Michael Stern launched JDS in 2002. Skygate and JDS share the same address in Miami. There is a website that discusses JDS, JDSPulse, and it does not have nice things to say about Stern or his company. The Skygate website says very little, though it does provide details of the offering that indicate a minimum investment of $100,000. There is no mention of Stern at all, and the company discloses no social media.


Conclusion


Skygate looks dangerous to me based on what I see, and I have no confidence in FISYN. Readers should be cautious in my view, and I am glad that they don't appear to be making progress. With that said, they both add to a large group of very aggressive capital raisers. Reels is very entertaining, but readers should be cautious about the advertisers there.
